So, I basically stayed up all night putting the finishing touches on a letter for you that explains everything you are going to get as part of The Complete Pre-Foreclosure Training Course A to Z.
Well, I actually did sleep from about 4 a.m. to 6:30 a.m. but it felt like I was up all night.
First of all, I am sorry this letter is coming out late! It took a lot longer to write this letter than I thought it would - primarily because there is so darn much packed into this system.
And I have to warn you… it ended up being a really long letter.

On the other hand, I know that some of you really want to see everything that is included in the full course. If that’s you, then I think I’ve done a pretty good job of explaining all the various components of the course.

I’ve been thinking a lot recently about what complete freedom means.
And I think that once you get beyond the ’stuff’ that you want, you will
probably come to a similar conclusion as I have.
I would like to tell you a little story about what I do with Freedom and
how I define it. It starts with a beautiful 5 year old, blond, curly haired
girl named, Alijandra. Alijandra has lived her entire life in the little town
of Santa Ana, in the Olancho Valley of Honduras, Central America.
Her town consists of 23 homes-most of them very small two to three
room places with dirt floors. There is no running water in the houses.
If they are lucky they don’t have to use their neighbors latrines: an 8
foot deep, square hole with cinder block walls and a simple commode
connected to a pit via a 4 inch PVC pipe. If they are really lucky, they
might have an external shower with cold water to bathe with.
Recently I had the good fortune of working with the people of Santa
Ana for a week. During this time we laid concrete floors, allowing many
people to sleep on a clean, solid floor instead of dirt. Alijandra’s house
was one of first we poured, so I got to know her well. After we poured
her floor, that night was the first ever she did not have to sleep on dirt.
What a different concept than what we have in the States, huh?
Since my name-Bill-is somewhat hard for the Hondurans to say, I go
by a Spanish name: Rubio, or Blondie, in English. I got this idea from
Clint Eastwood’s role in “The Good, The Bad and the Ugly” and always
loved the name. It helps that my hair is blond, or was, until most of it fell
out . . . but that’s another story I care not get into. But when I told the kids,
while pointing at my head, “No, really, I’m blond under here,” they loved
it! Apparently they thought it was funny….
I’m fluent in Spanish, so communication is easier for me than for most of
my co-travelers who came down to help. It also allows me to speak with
the children to translate all the questions they have for my fellow travelers.
And there are always a ton of questions, you know how kids are, they’re
curious about everything.
Every day, Alijandra would follow me around, wanting to know things,
asking about my children, asking what snow is like. And she asked about
my ‘village,’ so tried to describe to her how different it is in Chicago. We
shared her grandfathers wonderful coconuts; I drank the milk and she
ate the insides. The coconuts down there are not like what we are used
to in the States. Their coconuts have a soft, fleshy inside along with a
sweet milk-just delicious. Her grandfather is one of the elders of the
town, and she is one of 40 grandkids! yeah, WOW huh? I can hardly
handle 3 kids myself….
This was my 3rd year going down to help the Hondurans. One of the
things that always amazes me is that even though they do not have
some very basic things, and live very simple lives, they are some of
the most joyful people I have ever met. Incredible; imagine when I first
went down there, expecting to help them, and then walking away with
the lesson-LOUD AND CLEAR-that joy is not about having stuff.
Sometimes I think our “stuff” maybe gets in the way of our own joy.
Chew on that for a while.
At the end of the week we said goodbye to Santa Ana, and I said goodbye
to Alijandra with a big hug. When I see her again next year she will be 6,
probably have more questions, want to see pictures, and tell me all about
her year. She is the same age as my oldest son, so it will be very special
to see how she has grown throughout the year.
To me, the ability to help others is true freedom. To achieve that, it helps
not to have to answer to anyone; not to have to worry about money; and
it really helps to have autopilot business models-I made money while I
was in Honduras!
This ties in big to something I am doing next week. Many people have asked
me to help them achieve what I have done: getting control over my freedom.
Up until now, I did not have a good way, beyond the manual I wrote, to
directly help people do this. Now I do.
I am planning on launching a NEW training system that I’ve been developing
over the past year. It’s a true WIN-WIN: a system that helps people deal with
their houses when they get behind on their mortgages; and nets a great
profit for those helping them do so. This system is the KEY to freedom I have used
since I first began helping people with their real estate problems. I now hand

I was having a conversation with my neighbor the other day that got me thinking about what’s really important in life. You see, he is what most people would call an extremely successful person. He has a high-salary job (over a million dollars a year), manages a ton of people, is looked up to by his peers, has a beautiful wife, a large house in a nice neighborhood, drives a new BMW, and has two children and a dog. He’s living the American Dream, right? Or is he . . . here’s the problem: I never see him, except on the weekends. You see, he business-travels every single week, sometimes leaving Sunday night, not returning until Friday afternoon. I share this with you because he related to me a couple of Wednesday’s ago, that he had not been home on a Wednesday since the beginning of the year-not ONCE-in 5 ½ months! Remember, he has two young kids, a wife, a dog, a new BMW, a beautiful home, but HE IS NEVER HOME TO ENJOY THEM!
OK, he makes a boat-load of money, but does he have Freedom? Does he even know what it is-what it really is? It got me thinking then, just what is freedom?
We are trained in this country to think freedom has something to do with money: not having to worry about bills, going where you want to on vacation, and buying things like BMWs and big houses. We are trained to believe that if you have ’stuff,’ your life will be happier, more complete. And there is the old saying that, “money buys happiness”. But this has been revised for modern times. Now they (whoever they are) say money doesn’t necessarily buy happiness, but it does make things a lot easier.
OK, this I agree with. Money, at least in my life, has made things much easier. Mainly it relieves a lot of the stress from having to worry about how to pay for things, being able to buy what I want when I want, driving nice cars, living in a nice home. But is this freedom? And if it’s not, then what is Freedom?
When I first got into real estate investing, I had thought that freedom was having enough money to quit my job, travel to the tropics, drive cool cars and own a nice house. These were all definitions of success from society: If you possess this ’stuff,’ then you are successful. I also knew it was important to have control over my time, but it was not as important as the money-stuff aspect of success, so I was willing to trade my time for money, at least for a while.
I also knew that I needed to develop a system that would enable me to quit my job first and foremost-because working for other people was getting in the way of my pursuit of success. But quitting required that I bring in about $8000 per month (heaps of money back then). I set a goal to achieve this in one year. I determined that 12 deals would net me enough to quit my job and become a full time investor.
But there was a big problem, something blocking my path: Me. Like so many other folks I talk to also experienced, I was deathly afraid to get started-actually get into action. I was hung up on trying to learn everything there was to learn about real estate, and thinking I couldn’t write a contract until I knew every detail about what I was doing. Essentially I was stopping myself from doing anything at all. It was a classic case of “Analysis Paralysis”. I was becoming adept at everything except actually buying properties and making money. But mostly, I just didn’t have a good idea of what step one was.
After analyzing what seemed like 1247 books and systems, my breakthrough came when I started working with someone from my investment club, someone who showed me step one, on a little single family house in South Eastern DC. You see, I had begun to know how to find the deals, but I just didn’t know what to do with them once I did. But that changed when my mentor showed me how to put together my first wholesale flip. I put the property under contract at $109K and lined up a buyer at $118. Oh man, was I terrified. I was certain that when we met, my buyer would look at me and say “YOU DON’T HAVE A CLUE ABOUT WHAT YOU’RE DOING”-and he would have been right. Instead he said, “Looks like a solid deal, Bill. I’ll buy it.” He signed my contract, and we closed the deal about two weeks later. I walked away with $9000.
And because I am a systems type of person, I immediately went to work on making what I had learned better. I needed a way to duplicate this with every type of seller I was getting calls from. I had sellers behind on their mortgages, or about to get behind, some with lots of equity, some with none, some willing to just sign over the property and some who wanted to stay in the property. I was determined to make money in every case and always have a solution for my sellers.
I began to work on every little aspect of my business. I scripted out every word I would say to sellers. I made checklists of everything that the banks needed. I spoke to hundreds of people in banks, mortgage and lending, and figured out exactly what they were looking for and what they would take on a Short Sale. Not only was I working short sales, but I was also finding lots of properties with equity, so I began wholesaling deals for INSTANT profits. Some would close in two weeks.
In that first year, I did 12 deals, averaging about $15,000 per deal, and quite my job. I had Freedom! I had made more money in a single year than I had made in the previous three combined. I kept working hard, for I now wanted to acquire the stuff of my dreams. I bought a sports car, lots of toys, traveled anywhere I wanted to go, and bought a big house in a nice neighborhood. But, I was working all the time-my business consumed me. I was taking calls at all hours of the day, answering email late a night, just obsessed with the next big deal, while closing as many as I could. I was working day and night, on the weekends, whenever anyone wanted to see a property I would show it. It was like I would leave the house on Sunday and not come back until Friday afternoon….
Sound familiar?
I had money, but I did not have freedom. I realized then, that unless I controlled my time, I would still only be trading hours for dollars. It was like I still had a job, just a much higher paid one now.
My conversation with my neighbor triggered this not so distant memory and that helpless feeling I had when I first realized that though I had gained wealth and stuff, I was still trapped.
It was then that I began to re-evaluate the meaning of Freedom. . . .
